Aparna Maple holds an occupancy certificate. Aparna Wonder Woods carries a K-RERA registration. What the record cannot yet show is how Aparna delivers a community of 2,024 homes in Bengaluru, because Maple has 246 apartments and Wonder Woods has not reached its completion date.

Wonder Woods shows how Aparna registers a large Bengaluru project: the registration number, the unit counts and the proposed completion date are in the K-RERA registration. It is a commitment that is still being built, so it is a record of registration and not of handover, and its record is worth reading again as the years pass. It sits on a different corridor from Mullur, so it says something about Aparna and nothing about Sarjapur Road.

Mullur sits on the Carmelaram side of Sarjapur Road, near Carmelaram and near Wipro's Kodathi campus, and buyers weigh the corridor on four things: where they work, where the children study, how close care is and what the daily trade-offs are.

All distances are road distances measured from the road nearest the centre of the planned site at Mullur, not from a gate, because Aparna has not announced an entrance. Confirm the board and admissions with each school.
Trade-offs to Weigh
Every corridor has a cost side, and these are the ones that come with the corridor.
- No open metro. No metro line is open nearby. The nearest open Yellow Line station, Hosa Road, is about 11.5 km by road. The Red Line planned for this corridor, from Sarjapur to Hebbal, has state approval, and central approval was still awaited as at mid-2026.
- Peak-hour traffic. Sarjapur Road is busy at peak hours, and the Carmelaram, Kodathi Gate and Panathur junctions are known slow points.
- Water. Ground water is the operating source, and the developer must obtain the groundwater permissions and ensure adequate water supply before the community is occupied. In 2025, many layouts along this stretch relied on tankers and borewells. Ask how the supply will be secured.
- Flooding in the corridor. Parts of the corridor flooded in August 2022 and May 2025. Ask for the drainage and stormwater plan.
- A long build. A community of 2,024 homes takes years to build. Ask whether it is built in phases and the date each block is due.
Checks Before You Commit
A community of 2,024 homes is a long commitment, and these checks put Aparna's record and the corridor's trade-offs to work.
- Confirm the K-RERA registration number, the promoter named on it and the registered completion date. Aparna Sarjapur Road is not registered as at 7 October 2026, so do not pay anything until a number appears.
- Ask for the sanctioned building plan from the town-planning authority, with each block's position, the entry and exit points and the buffers from water bodies and drains marked on it.
- Read the agreement for sale. It should carry the registered completion date, the carpet area and the terms that apply if the date is missed.
- Match the payment schedule to the stages of construction, and compare it with the completion date in the K-RERA registration.
- Ask for each approval in writing, with its date, and ask for the title documents.
- Ask for the phasing and the date each block is due.
