The Aparna Sarjapur Road layout places 11 blocks, lettered A to K, over one common two-level basement on about 25.2 acres at Mullur, and includes a club house of ground plus three floors. Nine blocks are planned at ground plus 23 floors and a terrace and two at ground plus 21 floors and a terrace, holding 2,024 homes in all, about 80 homes per acre.

Eleven Blocks, A to K

Blocks A to K hold the community's 2,024 homes in three groups: three blocks of 142 homes, six of 189 and two of 232.

The total recomputes from the groups: 3 x 142 + 6 x 189 + 2 x 232 = 426 + 1,134 + 464 = 2,024.

Blocks A, B, C, D, G, H, I, J and K are planned at ground plus 23 floors and a terrace. Blocks E and F, the two shorter blocks, are planned at ground plus 21 floors and a terrace and, at 232 homes each, are the two largest by home count. Aparna has not announced any height in metres; the building plan that the town-planning authority sanctions settles the final height.

Basement, Parking and Entry

A common two-level basement runs under all 11 blocks and holds all but six of the 2,150 car parking spaces: 1,061 on the upper basement, 1,083 on the lower basement and 6 on the surface.

Across 2,024 homes, 2,150 spaces come to about 1.06 per home. With parking in the basements, the surface carries only six spaces.

Aparna has not announced the entry and exit points or how car parking is allotted to each home, and the figure of about 1.06 per home is an average across the community, not an allotment. A traffic management plan for the roads within about 5 km is a condition the developer must meet under the environmental clearance, which is not a building-plan sanction or a K-RERA registration.

Open Ground, Trees and Reserved Areas

At ground level, the buildings cover about 14% of the site, and the rest of the 25.2 acres holds the roads and driveways, the planned trees and parks, and the reserved areas. About 1,280 trees are planned across the site.

On the site, about 2.4 acres is reserved for parks and open space, about 1.2 acres for civic amenities and about 1.2 acres is set aside for road widening.

Water, Sewage and Waste

A sewage treatment plant of 1,900 kilolitres a day, with tertiary treatment, anchors the water cycle: treated water is reused for landscaping and washing, and a second set of pipes, dual plumbing, is provided for it.

Water supply. Ground water is the planned source for the operating requirement, and the developer must obtain the groundwater permissions and ensure adequate water supply before the community is occupied. That is a condition of the environmental clearance, not a building-plan sanction or a K-RERA registration, so ask how and from where the water will be supplied.

Reading a Masterplan

A masterplan for 11 blocks reads best in a set order, and the order below works for Aparna Sarjapur Road once the site plan is released.

  1. The block key. Find blocks A to K and match each block's floors and home count to the table above.
  2. The entry and exit. Note where vehicles enter and leave, and where the basement ramps meet the surface.
  3. The club house. See which blocks sit nearest the club house of ground plus three floors, and how far the farthest block is from it.
  4. Open ground. Look for the parks and open space of about 2.4 acres, and for where the trees are drawn.
  5. Reserved areas. Locate the civic amenities area of about 1.2 acres and the strip set aside for road widening of about 1.2 acres.
  6. Water and services. Note where the sewage treatment plant, the rainwater tanks and the organic waste converter sit in relation to the blocks.

Compare the plan you are shown with the sanctioned plan and the agreement for sale, and ask for any difference in writing.

What to Ask For When the Plan Is Released

Buffers from water bodies and drains. The developer must leave buffers from water bodies and drains in line with the planning authority's byelaws, a condition of the environmental clearance. That clearance is not a building-plan sanction and not a K-RERA registration, so ask to see the buffers marked on the sanctioned plan once it exists.
