Blocks A, B and C are the smallest by home count, 142 each and about a fifth of the community between them. Six blocks, D, G, H, I, J and K, carry 189 homes each and a little over half of the community. Blocks E and F carry the most, 232 homes each, and they are also the two blocks planned at the lower height.

Because the homes are spread unevenly, the block is part of the decision as well as the apartment.

Block Heights

Nine of the 11 blocks (A, B, C, D, G, H, I, J and K) are planned at ground plus 23 floors and a terrace, which is 24 levels with the ground floor counted. Blocks E and F are planned at ground plus 21 floors and a terrace, which is 22 levels. The nine taller blocks carry 1,560 homes (426 + 1,134), about 77% of the community, and the two shorter blocks carry 464, about 23%.

All 11 blocks sit over the same two-level basement, which also takes almost all of the planned car parking: 1,061 spaces on the upper basement, 1,083 on the lower basement and 6 on the surface, 2,150 in all. The masterplan page sets out the basement, the parking and the open ground.

No height in metres is announced, and the final height depends on the building plan that the town-planning authority sanctions.

Aparna has not announced apartment sizes or configurations. No floor plan has been released yet, so this site lists no apartment size. The layouts on this page are indicative artist's impressions, not Aparna's plans.

The gross built-up area is about 47.9 lakh sq ft (about 4.45 lakh sq m). The built-up area is gross and includes the basements, parking and common areas; it is not saleable or carpet area. Dividing it by the number of homes would not give an apartment size, and no figure on this site is one.

How to Read an Apartment Plan

An apartment plan is the drawing of a single home, and its areas are the first thing to read.

Beyond the areas, read the plan for the dimensions of each room as they are written on the drawing, for where the balcony or terrace opens, and for the block the apartment belongs to. The block matters because its position on the site plan sets the outlook, and the site plan showing each block's position has not been released.

What to Ask For

Before you weigh any apartment at Aparna Sarjapur Road, ask for these, in this order:

  1. A typical floor plan of each block and each apartment type, with room dimensions.
  2. The carpet area, balcony area and any terrace or utility area of each apartment type, each stated separately.
  3. How many homes of each type sit in each block, since the layout fixes 142, 189 or 232 homes per block.
  4. Each block's position and the entry points on the sanctioned site plan.
  5. Whether the blocks are built in phases and the date each block is due.
  6. The K-RERA registration number, which carries the proposed completion date.
