Read the table with care. The three are different projects at different stages and on different bases, and none is an indication of the price of Aparna Sarjapur Road. Both ends of the band can be rebuilt from the table: 5.60 + 2 + 5 = 12.60 and 5.65 + 2 + 5 = 12.65. Above Rs 45 lakh the stack scales in proportion, so every Rs 10 lakh of agreement value carries about Rs 1.26 lakh to Rs 1.265 lakh. Which surcharge applies depends on the local body the property sits under, so budget for the whole band and confirm the exact figure with the sub-registrar before you plan your payments.
Three notes sit behind the table:
- Stamp duty and the registration fee are charged on the higher of the agreement value and the state's guidance value. Guidance values are revised from time to time, so ask the sub-registrar for the current figure.
- GST applies only while the home is under construction. A completed home that has its occupancy certificate carries no GST.
- Ask whether any separately billed charge, such as a maintenance deposit, club membership or corpus fund, carries GST.

Advance Payments and the Agreement for Sale
